

Lower 1120 South College Ave. Rent for Saigon Grill III
The Issue
On Saturday July 27th 2026, Saigon Grill III, a well beloved Vietnamese restaurant in Fort Collins, Colorado posted that they were temporarily closed until further notice. Accompanied by this notice, they attached a "Demand for Compliance" below. This paperwork revealed that the yearly rent for their space was $101,830.95. This is near triple for what the average commercial annual rent is in Fort Collins. The current landlords paid nearly double of what the space sold for back in 2021.
This showed the landlords true intentions. They want to push Saigon Grill III out with unreasonable rent prices and replace it with a bank. Like me, and 75 others who have commented in the Fort Collins subreddit, this deeply upset our community. Saigon Grill III offered wonderful authentic Vietnamese cuisine at an affordable price with kind service. I would go every week to the point where they knew my name and order. The thought of Fort Collins losing it's small businesses to massive chains is extremely disheartening and not at all what Fort Collins stands for.
What I am hoping for from this petition is to see a change in rent. Make the rent possible for a small business to pay. I, along with many others, would hate to see this business go. And unfortunately, I think this is the cruel beginning of small businesses being shut down due to unreasonable rent. Every signature counts, lets make sure we make these small businesses know they're appreciated and we don't want to see them go.
