Village Gardens Development Petition (56th & Pine Lake)

The Issue

By signing this petition you are against the approval of the proposed Amendments to the PUD (Planned Unit Development) for The Village Gardens Marketplace on 56th & Pine Lake. The public hearing on this agenda item is scheduled for May 26th at 1pm.

In 2005, the Village Gardens PUD was approved by the City of Lincoln. This PUD has guided the development that has occurred within The Village Gardens Marketplace since then and resulted in what you enjoy today. The Developer (Manzitto Construction) has proposed amendments to this PUD, that if approved, would allow for the developer to increase building height from 3 to 4 stories, and decrease required parking stalls from 1.5 stalls per unit to just over 1 parking stall per unit. The Village Gardens HOA Board has received an overwhelming amount of questions and response opposing the approval of this proposed apartment development, along with the changes to the PUD that would allow for a taller building, above normal allowable density, and below normal allowable parking. Most home and business owners have cited already poor parking and bad traffic flow in the area as their main reasons for opposition.

In response to this overwhelming level of opposition, the Village Gardens HOA Board felt it important to collect the signatures of all those in opposition, with any additional comments, to be presented in a concise and efficient manner to the City Planning Commission Hearing on May 26th at 1pm.

In short, if the City of Lincoln approves these proposed amendments the developer will be approved to build 177 Apartments on 3 acres while only providing roughly 1 parking space per apartment built. Please help us retain the quaint culture of this special development which benefits the entire city of Lincoln and surrounding Village Garden businesses by signing this petition in opposition, and please leave a comment further explaining your opposition if you’d like.
