LIMIT POPULATION DENSITY IN AREAS WITH LIMITED INFRASTRUCTURE.
The Issue
We have a serious infrastructure problem near the Prime Outlet Mall in Ellenton. Manatee County has approved the clearing of land (Parcels # 745010509 and # 745010059) last summer for an extension of Buffalo Road in Palmetto/Ellenton through Mendoza (37th St E) to connect with 60th Ave E. This land is just west of Covered Bridge Estates and Oak Creek on the east side of I-75.
The land was rezoned in 2012 from Residential to Mixed Use with up to 500 multi-family units. But, circumstances have changed dramatically since then. If built, such a development will feed into the already congested 60th Ave E to 301 corridor. The county has already allowed, against strong opposition, Palm Grove Apartments (320 units) on the tiny 60th Ave E roadway. It is creating a massive bottleneck on 60th Ave E now that the Palm Grove families are moving in. It is already impossible for those of us in these developments that feed into 60th Ave E to access 301 and I-75 South. With strong opposition, the county has also approved Ellenton Crossings (235 apartments) and Eden Ellenton (242 cottages and apartments). Another multi-family housing facility feeding into 60th Ave E would be a disaster, trapping residents in their developments and causing safety concerns as emergency vehicles will not be able to navigate through the gridlock.
We do not have the infrastructure to support a multi-unit apartment complex on this plot. We would welcome single-family homes, and the residential care facility, (as mentioned in the 2012 zoning) as they would create the least impact on the already congested road leading to 301 and I-75 South.
This problem directly impacts the quality of life for thousands of residents in several communities: Marwood, Bougainvillea, Oakley Place, Oakley, Oak Leaf Hammock, Covered Bridge Estates, Trevesta, and Oak Creek.
