Dear Board of Directors,

We the undersigned are homeowners in the community of Rhodes Ranch in Las Vegas.We were concerned about a resolution passed at the last Board of Director Meeting on September 25 th , 2024, regarding budget adoption (Agenda Item 9-A). We the homeowners, were informed about $60 dollars increase in monthly HOA assessment which constitutes a massive 33% increase in our Homeowners Association (HOA) fees, plus we just had a $250 special assessment earlier this year.

This sudden hike will undeniably put a strain on many homeowners who are already grappling with other financial responsibilities and inflation. It's important to remember that our community is not just an investment for profit; it's our homes.

We understand that some increases may be necessary for maintenance improvements and insurance, but a jump to 34% (with the additional $250 earlier this year) seems excessive. We propose a more reasonable rise that aligns better with national averages and provides a fair balance between maintaining our community and respecting individual financial circumstances. With the current inflation, operational cost control and optimization by HOA management are essential than ever.

We petition and strongly urge the Board of Director to reconsider the HOA assessment
in 2025 and pass less drastic and moderate HOA fee increase.
