Keep Knob Creek Meadows Venue Open!

The Issue

Hey all! I am a local and a former bride from the intimate venue located in Washington County, Knob Creek Meadows. I recently was informed that the county is attempting to close the venue due to zoning purposes. This venue has helped host countless memorable events, including my own wedding in 2023, and the family is so thoughtful and passionate about this venue being the perfect space to have memorable events. This is the perfect place for a smaller, local event, owned by a dedicated family and has such thoughtful and hardworking employees. Let's help keep it open for other families to create more memories at this wonderful venue.

As many of you know, Vince and I have proudly owned and operated Knob Creek Meadows, our family-owned micro wedding and event venue in Washington County, for almost 4 years. This was our first business together, where we lived, spent countless hours designing, and created a space for people to be together and celebrate again in 2021 after a year of social distancing. We specifically wanted to cater to small events for safety reasons during that time, but also to create a more intimate atmosphere for you and your loved ones.
During our time together with our community, we have hosted 768 of your weddings, birthday parties, baby showers, graduations, 8th grade proms, and everything in between. We have employed three wonderful young women growing their own families, and provided thousands of people in our community with lasting memories. If you’ve been to Knob Creek Meadows, you know we take great pride in caring for our venue and our guests.
It saddens and infuriates me to say that, after over three years in business, Washington County zoning regulations are trying to close our doors. A year ago, they informed us that running our venue in an A1 district was not allowed, even though we have agritourism events, operate on nearly 3 acres of space, and are surrounded by farmland on all sides. Other businesses allowed in A1 districts are bed and breakfasts, Airbnb’s, schools, and general stores, but not a "venue." So we went to bat. We jumped through every hoop they threw at us with grace, kindness, and a desire to be in compliance with our local governing laws and be a solid member of our community. Since our opening day, we have operated with a business license and an increased commercial tax rate.
We then applied for a text amendment to allow micro-venues like ours in A1 district. The Washington County Commission approved this amendment. Two months later, planning and zoning requested a site plan of our business and property, which typically applies only to new businesses—not active establishments with preexisting buildings. We bought this home and land with the barn and buildings already there, structures that were grandfathered in before our purchase.
Now, as we continue to do what they ask, we paid a significant amount to have an engineered site plan created for our final need from the zoning board. After submitting, they denied our site plan and said that the PREEXISTING BUILDINGS were too close to the adjacent farmland, and they could not continue to allow us to run as a venue—even after months of assisting them in establishing a text amendment allowing us to be in compliance with our zoning, A1.
This has been the hardest, most emotionally draining roller coaster of a year or more. We want to continue to host your special days; we want to continue to bring value, growth, beauty, and business to our area. We couldn’t do what we do without your continued support and the love of our community you have helped us share over these last 3 1/2 years.
