Keep Cottonmill Avenue Safe: Say No to oversized Hay Grinders!

The Issue

Petition to Oppose Bakko Land L.L.C. Proposed Hay Grinder Repair Development in Ag/Res Zone of Buffalo County.


To: Buffalo County Commissioners.
We, the undersigned residents, landowners, and concerned members of Buffalo County, submit this petition to express our firm opposition to the Bakko Land L.L.C. special use permit to construct and operate a 35,000 square foot hay grinder repair facility in an area currently zoned for agricultural and residential (Ag/Res) use. This proposed development poses serious concerns for our community:
 1.    Zoning Violation: The Ag/Res zoning designation exists to preserve rural character and protect residents from large business encroachment. A 36,000 sq. ft. facility outside county location rules from a Highway is incompatible with the intent of this zoning and represents a significant overreach by an out-of-state company.
 2.    Traffic Safety: The site is located on Cottonmill Avenue, a narrow arterial road with no shoulders and steep ditches. This road was not designed to accommodate regular semi truck traffic. The proposed business would introduce daily semi-trucks, many will be oversized. This business location on Cottonmill Avenue creates dangerous driving conditions, dangers for residents standing at their mailboxes, no turning lanes impacts traffic flow, increasing wear and tear on the road, and placing local motorists, bicyclists, school buses, and farm vehicles at risk. Buffalo county does not have tax funds to fix Cottonmill Avenue.
 3.    Community Impact: A facility this size sets a precedent for further large scale business to develop in the area. 
 4.    We respectfully request that the Buffalo County Commissioners reject the Bakko Land L.L.C. special use permit and take appropriate action to preserve the safety, character, and zoning integrity of our west Kearney community.
