Hello all. Kaneff has just sent us this letter dated November 18th, 2016. It basically says that they don't care and will not even consider a revision to this issue. See below: BY EMAIL: 2211residents@gmail.com Sherobee Tower Petition Residents 2211 Sherobee Road Mississauga, ON L5A 2H5 Dear Valued Kaneff Residents: Re: Letter dated November 1, 2016 We acknowledge receipt of your above-mentioned letter. As you may be aware, Kaneff Properties Limited ("Kaneff") has been a landlord of residential apartment buildings in the City of Mississauga for over 60 years. We are extremely proud of that fact, and we continuously strive to ameliorate our buildings to better serve our tenants. As you may appreciate, the building at 2211 Sherobee Road (the "Building") was constructed in 1973, and repairs to it, including major ones such as to the plumbing facilities, have been necessary to maintain the Building in good condition. Next Spring, we will begin our next capital repair project, which will also improve the quality and safety of the underground parking garage. While we realize that some of the work we undertake may temporarily inconvenience some of our tenants, we are confident that the revitalization and modernization of our facilities and services will only improve our tenants' enjoyment of the Building. You raised six (6) questions and concerns on page 2 of your letter, which we would now like to address below in the same order in which they are set out in your letter. (a) Tennis court repairs: as mentioned above and pursuant to our latest posted notices, we will be undertaking repairs to the underground parking garage beginning in the Spring of 2017. The tennis court sits above the underground garage and no repairs to it are possible until such time as the underground work is completed. (b) Pool Closure: the pool was indeed closed earlier this year. In or around June 2016, all tenants were given a rent abatement in connection with the closure in accordance with the Residential Tenancies Act, 2006, O. Reg. 516/06. (c) Plumbing Work: the plumbing repairs and replacements are now complete. Repairs to the drywall in certain apartments, which repairs have been mandated by the City of Mississauga's Fire & Building Departments, are underway and are expected to be completed by the end of 2016. (d) Window Cleaning: the Landlord is responsible for cleaning all windows that are not accessible from individual tenants' apartment units. Tenants are responsible for cleaning their own units' windows. (e) Squash Court: the squash court was removed from use prior to 2014. (f) Wallpaper and plaster repairs: the Landlord is committed to repairing all facilities in the Building as and when such repairs are necessitated. (g) Finally, we would like to address your concerns regarding recently instituted paid visitor parking at the Building. After careful consideration, we made that determination for a number of reasons, including the following: i) Abuse of free visitor parking, which reduced availability of parking spaces for true visitors a. Tenants filled the above-ground visitor parking lot with their own cars instead of parking in their assigned parking spaces in the underground parking garage; b. Tenants (and others) would use the above-ground visitor parking lot as a car pool lot. See Dave Bakulkumar's comment on page 11 of 21 of the Comments you appended to the letter, confirming same: "won't be able to do any carpooling in the future which would have saved a lot for me." c. Visitors, patients and hospital employees would fill the above-ground visitor parking lot with their cars. See Chintin Patel's comment on page 17 of 21, confirming same: liThe problem was hospital visitors parking in Sherobee Towers' visitors parking..."; and Raluca Minalceanu's comment on page 9 of 21: "[paid visitor parking would] alleviat[e] security concerns and eliminat[e] the problem of having hospital visitors parking in our parking lot." ii) Free parking engendered safety concerns a. Tenants, including Chris McNeil who commented on page 13 of 21 of the Comments, expressed safety concerns regarding non-tenants and non-visitors parking unknown vehicles in the above-ground visitor parking lot: "Before Kaneff implemented the paid parking, it was very evident that many people were taking advantage of the parking spaces within the building, especially late at night. There may have been possible security issues with all those people and cars ..." (iii) Disturbance to Resident Managers & Assistant Resident Managers a. Prior to instituting paid visitor parking, the Building's Resident Managers and Assistant Resident Managers were routinely disturbed by tenants of the Building after the 10:00 pm deadline to request overnight visitor parking passes. Tenants of the Building would knock on the Managers' apartment doors and phone them after 10:00 pm despite the firm deadline. (iv) Consistency with neighbouring rental apartment buildings, the City of Mississauga & Trillium Hospital a. We are conforming to what has already been instituted in terms of paid visitor parking lots at other residential apartment buildings in close proximity to the Building, the City of Mississauga's paid visitor street parking policies on Sherobee Road, and the Trillium Hospital's visitor parking policies. i. Rental Apartment Building, 2247 Hurontario Street (250 metres away from the Building); ii. Rental Apartment Building, 2100 Sherobee Road (200 metres away from the Building); iii. Rental Apartment Building, 2076 Sherobee Road (400 metres away from the Building); City of Mississauga Street Parking; and Trillium Hospital Visitor Parking. (v) Exemptions a. Kaneff has made exemptions to the paid visitor parking requirement for those tenants who have demonstrated that due to clinically diagnosed illnesses, they require care workers to visit them. In those cases, we have exempted the care workers' cars from having to pay for visitor parking. We trust that the foregoing responses have answered your questions and concerns. I just had the MP Sven Spengemann Mississauga-Lakeshore, and his assistant in for a chat. He is suggesting that we go directly to the Landlord and Tenant board. I will be responding to Kaneff's letter asking them to address the ideas of other ways our visitors can obtain free parking. If they do not, we will go forward with the going to the Board. Also with regards to actually paying for parking; because Precise ParkLink is a private service, no parking tickets given to residents/visitors can be enforced. The amount of the ticket is not worth Precise taking anyone to court, and will not affect your driving abstract in any way. The can send the tickets to "collections", but again, they will try to follow up with collecting payments, and will eventually recede and drop it.
