To my dismay, the buyer left me in the lurch for a grueling two weeks, only to eventually withdraw from the sale. In preparation for the move, I had packed all my belongings, sold my furniture, and incurred over £1,500 in legal costs. As a single female, these unexpected costs are a significant burden, adding to my daily struggle to make ends meet.

The residential property market in England is one of significant financial commitments and complex transactions. Yet, current laws do not adequately protect sellers from buyers who pull out of the sale, leaving them with unforeseen expenses and disrupted plans. My story is not unique; many others are left facing similar challenges and financial strain due to a lack of regulations enforcing accountability during the property sale process.

To address this issue, I propose a solution where the party withdrawing from a house sale must pay a percentage of the sale as compensation for the inconvenienced party. Different stages in the sale process should trigger varying penalties for the withdrawing party: 25% when one-third of the way through the process (as determined by solicitors), 50% when halfway, and 100% of legal costs if the withdrawal happens close to completion.

Such a policy would deter frivolous engagements in property transactions and offer security to the sellers by ensuring that they are not left to handle unnecessary legal and logistical costs. This change would build a fairer, more reliable environment for all stakeholders in the property market, thereby improving trust and stability in home transactions.
