Huntington Glen HOA Road Access by CJM Investments Future Development
The Issue
Stonebridge Custom Homes is currently looking to building more than two dozen new homes in Jefferson County, MO just east of the current Huntington Glen subdivision to expand their current community called Tuscan Valley.
The proposed development site is owned by CJM Investments at 10333 Schuessler Rd. St. Louis, MO 63128. The parcel ID listed with Jefferson County Assessor's office is 02703500000068.
The developers of this property are looking to connect their community to Huntington Glen by accessing roads developed/built by JH Berra/McBride Homes and currently maintained for private use by Huntington Glen HOA. Stonebridge Custom Homes/CJM Investments plans provide their future residents access to their community by connecting to Sierra View Place within the Huntington Glen subdivision. This would mean that residents of their expansion would be utilizing the roads/property through Huntington Glen in order to access their community.
Stonebridge Custom Homes/CJM Investments apparently has the option to build a separate access road from their proposed community to Vogel Rd, however, to do so they would need to build a bridge which would cost them in upwards of several million dollars. As an alternative, these investors have set eyes on laws falling under Private Streets for Public Access. This would allow them to use Huntington Glen roads, increase traffic through Huntington Glen and drastically change the footprint of our community.
Many residents who have since built within Huntington Glen on Sierra View Place and the surrounding roads did so because McBride Homes only had plans for 3-6 homes end capping Sierra View Place. This expansion, if approved, would extend Sierra View Place into the new development, creating a passage from Timber Creek, onto Bridge Valley Dr and then Sierra View Place.
Neighbors, this will indeed create more issues with traffic, issues we already have enough of here. Many neighbors are already extremely worried about the children, especially our disabled and elderly residents throughout the neighborhood while at play, and walking.
Mary Holt-Brown who is a resident in Huntington Glen has done a lot of the leg work to get this to stop. She has called McBride, the county offices, our Councilman of District 3 and Phil Hendrickson whom is also Council Chairman. At this point we need help PLEASE. As a neighborhood we must petition Eric Larson whom is the director of JeffCo zoning, and our JeffCo Council, objecting to the expansion of Tuscan Valley through our neighborhood, list the reasons why, and how this will negatively effect us.
Stonebridge's last steps to approval for his build includes approval from Eric at Jeff Co zoning, County council, and us, THE HOA at Huntington Glen. We are petitioning the residents of Huntington Glen, the HOA board members and McBride Homes to disallow Stonebridge Custom Homes/CJM Investments from connecting their subdivision to our community. Stonebridge Custom Homes/CJM Investments has an alternate entrance they can build, however, they are opting to pursue this plan because it will benefit them the most and cost less.
We are asking that the residents of Huntington Glen subdivision, the current board of the HOA and McBride Homes sign onto this petition and tell Jefferson County that we do not want another community connecting to Huntington Glen subdivision causing increased traffic, decreased safety and drastically impacting the home values of residents who purchased in Huntington Glen near this proposed expansion.
