Owners of The Islander are being left in the dark — and it’s time to take action.

 

✔️ No Annual Meeting Since 2023

Florida law and our bylaws require an annual meeting. None has been held since 2023. As a result, three board seats remain unfilled or expired, undermining proper governance and representation.

 

✔️ Lack of Transparency After Hurricane Helene

There has been no clear plan, no insurance update, no recovery timeline, and no financial disclosures. Owners still don’t know the true status of the property — and that’s unacceptable.

 

✔️ An Attempted Sale Without Owner Input

The board tried to initiate a vote to sell The Islander without proper notice or procedure, appearing to bypass owner involvement entirely.

 

✔️ Concerning Conduct by Board Leadership

Board President Ray Stearns has allegedly blocked qualified professionals like contractor Mr. Simmons and appraiser Mr. Key for personal reasons, not performance — potentially jeopardizing recovery efforts.

 

✔️ One-Sided Legal Representation

The board’s attorney is reportedly taking direction only from Ray Stearns, excluding other board members — a serious conflict that raises ethical and legal red flags.

 

✔️ Financial Information Withheld

Owners have not received budgets, insurance documents, or vendor contracts. We’re being asked to trust a process with no supporting data — while our money is being spent without oversight.

 

✔️ A Board Seat Vacated by Retaliation

One board member resigned under pressure after refusing to sign a restrictive communication agreement. That’s not due process — it’s retaliation.

 

✔️ Vote to fill 3 board seats -

One board seat is open due to prior said resignation and two are open due to expiration. 

 

✔️ Need for 2 more appraisals 

We only have one independent appraisal for the Islander and we are requesting that we have 3 independent appraisals for comparison and fairness. 

✔️ Need for 2 more repair estimates 

We need to have at least 3 estimates for repairs by general contractors in order to make the best possible cost comparison to repair The Islander. 

 

We Are Petitioning for One Simple Thing:

A properly noticed emergency special meeting where owners can ask questions, get updates, and hold the board accountable on the aforementioned topics. If 10% of owners sign this petition, the board is required to call the meeting.
