Hold RICS Accountable: Stop Their Failure to Protect the Public

The Issue

The Property Rights Alliance is a cohort group set up by me, a victim of surveryor negligence and RICS cover up.

Homeowners, leaseholders, and property buyers across the UK are being directly harmed by the Royal Institution of Chartered Surveyors (RICS) due to their lack of adequate regulation and accountability of their members.

RICS claims to “support consumer confidence and a vibrant profession by assuring international standards and providing professional guidance.” yet there have been multiple incidents of fraudulent activity by surveyors and poor behaviour, but RICS has not taken a proactive approach to the risks and has been slow to respond and act when alerted, preventing further harm to the public. 

Complaints happen, but when they do, a regulator is expected to take action, especially one with a Royal Charter. When RICS surveyors fail in their duties, consumers do not have a clear or fair recourse. The RICS complaints process is opaque, slow and favours industry professionals over the public. This leaves individuals trapped in disputes they cannot win, paying the price for a system that is supposed to help them.

What is at stake?

If RICS continues to operate without external regulation or transparency, thousands more will suffer financial injustice, and trust in the UK’s property market will further erode. Surveyors will remain unchallenged, able to manipulate valuations, mislead homebuyers, and contribute to systemic issues like leasehold exploitation and unfair lending practices. However, if immediate action is taken to introduce independent oversight, enforce stricter professional standards, and ensure a fair and transparent appeals process, the property sector can become a safer and more accountable space for consumers.

Why is now the time to act?

The UK property market is already under strain, and the consequences of unchecked surveyor misconduct will only worsen if left unaddressed. With increasing public concern over housing affordability, leasehold scandals, and mortgage fairness, now is the time for the government to intervene and ensure RICS operates in the public interest rather than serving industry insiders. If we act now, we can prevent further financial harm, restore trust in property valuations, and create a system that genuinely protects homeowners, leaseholders, and buyers. The longer we wait, the more people will suffer under an unregulated and unaccountable system.
