The Issue

The City of Edmonton has received an application (File LDA26-0227) to rezone 7907 – 86 Avenue NW from Small Scale Residential (RS) to Medium Scale Residential (RM h16). If approved, this would allow a building of up to four storeys (16 metres) in the middle of our Idylwylde neighbourhood of predominantly single detached homes.

We are collecting signatures to show City Council the breadth of community opposition before it makes its decision — because by the City's own notice, this site is not located within a node or corridor in the Southeast District Plan, the places where Edmonton's own planning framework directs this kind of density. If the City won't follow its own plans here, no neighbourhood can rely on them.

Beyond that fundamental problem, residents are deeply concerned about a four-storey building with no transition in scale beside existing homes; traffic and safety on an already-busy school route; parking spillover onto our streets (developers are no longer required to provide any on-site parking); loss of privacy from upper-floor windows and balconies overlooking backyards; loss of mature trees; and the strain on our neighbourhood's decades-old water, sewer and drainage infrastructure.

We are not against growth. We support responsible development in the locations the City's plans have designated for it. We are asking City Council to refuse application LDA26-0227 as inconsistent with the Southeast District Plan — or, at minimum, to require meaningful conditions on height, stepbacks, buffers and parking.
