The historical Welland neighbourhood Stop 19 is being faced with the threat of having their small forest area, which borders the shared Steve Bauer Trail, by developing urban sprawl by greedy corporations.
Their goal is to cram 3 apartment buildings, back to back homes and 6 commercial spaces in 10,000 sq. ft., by requesting that the city change established plot bylaws that dictate the size of the plots, the size of the variance between dwellings as well as the amount of parking spots allotted to each building and commercial business.

PURPOSE: Variances requested from Zoning By-law 2017-117 as follows:
Table 6.4.1 - Residential Parking Spaces - Multiple Dwelling - To permit a reduction in the number of required residential parking spaces from 12 to 5, for 12 proposed dwelling units to be located on the second and third floors of Building Block A.
Table 6.4.2 - Commercial Parking Spaces - Retail or Retail Centre - To permit a reduction in the number of required commercial parking spaces from 13 to 6, for 6 proposed commercial units to be located on the ground level of Building Block A.
Table 8.3.1 - Footnote (2) - CC1 Zone - To permit a minimum interior side yard of 1.22 metres for Building Blocks A, B, C and D instead of the required 4.5 metres.
Table 8.3.1 - CC1 Zone - To permit a minimum rear yard of 4.19 metres for Building Block E instead of the required 4.5 metres.
EXPLANATORY NOTE: Relief is requested to permit the construction of a multi-residential and mixed- used development with reduced commercial and residential parking for Block A on the plan, a reduced rear yard for Block E on the plan and a reduced interior side yard for Blocks A, B, C and D on the plan. The existing dwelling will be removed.
