Help Evolve the St Pancras Hospital Development Plans

The Issue

WHAT IS HAPPENING: The land developer, King’s Cross Central Ltd Partnership, is proposing plans to redevelop the St Pancras Hospital site. It is important to understand that many elements of the masterplan proposals are supported by the community and will create valuable improvements. The site proposed for redevelopment is located in a conservation area, not an opportunity area, and Plot D and Plot C of the proposals are out of keeping with the heights, character and use of the area. As members of the community, we have strong concerns about the height, design and usage of these elements of proposed development that we believe will cause harm.  

WHO IS AFFECTED: The community of Camley Street, Granary Street, and the Regents Canal will be be negatively impacted by Plot D and Plot C of the proposals.

WHAT IS AT STAKE: Below we show the developer's latest proposals, annotated with issues raised by the local community:

 

 

 

 

 

 

 

 

 

We express our opposition to aspects of the emerging plans for the St Pancras Hospital that we believe are harmful. The Proposed Plot C & D cause:

  • negative impact to birds, bats, trees, and planting of the Regents canal;
  • removal of beautiful mature & high quality trees which are home to many birds;
  • unacceptable daylight loss and views to sky from the Regents canal and many homes;
  • unsafe wind conditions will be created on the Regents Canal, on surrounding streets, and on resident's private terraces; all locations that are currently prone to already extreme wind conditions;
  • unacceptable light spill and glare to many homes;
  • unacceptable privacy loss to many homes due to severe overlooking and buildings proposed in very close proximity;
  • townscape and character harm to the area: the 21 storey highly glazed lab science tower may feel like it is up to 31 storeys in height when counting with residential floor heights; the glazed tower is out of keeping with the area's heights, character and use;
  • breaches to the London's protected view corridor in the area (LVMF 2A.1 London Panorama Parliament Hill);
  • breaches to height and open space proposals of the outline masterplan;
  • hazardously pinched pedestrian walkway proposed along Granary Street causing unsafe walking conditions for visually impaired or blind users that rely on this route to access the new eye health facilities at Oriel; and
  • loss of a characterful concrete tower on site that is of townscape merit and a node to the site's industrial past.

THE CHANGE WE WANT: We want the proposed Plot D to reduce in height and be to designed for residential use on floors above ground level.  This will help to protect the canal, improve daylight, improve wind & reduce light spill. We want the proposed Plot C to setback from the street edge in order to save the beautiful existing and high quality trees and to improve daylight, privacy and wind to the area and neighbours. We want to see views and animated films of the experience that will be created along the Regents Canal, along Granary Street, and along Camley Street.

WHY ACT NOW: The developer revealed their latest density proposal and architectural detail just before Christmas, however the developer intends to submit their plans to the city for permission very shortly.  We seek changes before they do so.
