Heli Investments, a sister company to Cude Engineers, is planning to develop 70 acres of the Duennenberg Ranch, a 105-acre parcel close to the Bexar County line between Old Fred Road & IH-10 with numerous archaeological and environmental sensitivities (aquifers/recharge features, caves, heritage ranch/historical site, middens, etcetera).  Mosaic Development would probably serve as the homebuilder for this project.  Cude Engineers was also involved at the Southglen subdivision, one of the lowest quality subdivisions ever built in Kendall County.

According to one noted hydrogeologist, this development would be right on top of the Balcones Creek, Edwards Aquifer Recharge Zone, Trinity (Lower Glenrose) Aquifer not to mention close to Cibolo Creek.  There is also a documented recharge feature (cave) on the property called "Fritz's Sink" and archaeological features such as Indian middens and a heritage homestead.

Mosaic Development is currently building homes in more than 20 different areas around the San Antonio metro area.  The concept is similar to the ParkHAUS one being proposed at 6 Old Fred Road.  Low quality, clustered rental "horizontal apartments" in "pods" on single lots.  It appears to be a way to get around zoning laws that restrict the number of single-family homes on one acre by calling them "multi-family."
