Halt the proposal to rezone and build a densely populated development

To: The Planning and Zoning Commission, City of Celina, TX:


Our cherished neighborhoods—Highland Crossing and Highland Crossing North—are under threat from a proposed rezoning for a Planned Development of Single-Family Residential Detached District with modified development standards on 54 acres along CR 132, approximately 760 feet north of Stallcup Blvd.


We are opposed to a densely populated neighborhood developed between our communities. If one acre lots are not required, the proposed development is likely to diminish property values, strain our already limited infrastructure, and significantly increase traffic congestion on our already deteriorated rural roads. In addition, our Collin County life-safety resources are already limited, and this level of increased density would place an unsustainable burden on those essential services. 


We, the undersigned residents and stakeholders, strongly urge you to protect the unique character, privacy, and spacious living environment that define our community.

By right the original development agreement from 2022 allows the applicant to expand the boundaries of their project by 100 acres. The entitlement then follows what they have on their existing land.
