Halt the Construction of 450 Apartments in Sterling Ranch, Lot 231
The Issue
As a resident of Arriba Drive, my backyard directly faces the land where a massive apartment complex is proposed to be built. This project threatens not only the character and charm of our neighborhood but also violates zoning regulations by concentrating an excessive number of residents in a small area. The construction plan for 450 apartments on Lot 231 in Sterling Ranch is against the promises made by Sterling Ranch and the CAB to provide us with a bustling town center featuring retail shops, grocery stores, and restaurants. Instead, they are focusing on building unneeded apartments which will exacerbate existing problems.
The unfinished apartments across from Safeway are clear evidence that we don't need more apartments; rather we need amenities as promised. Moreover, there's another plan to build even more apartments near our water treatment plant. At what point are too many apartments...too many? Apartments are an easy money-maker for our developer. They will not be responsible for apartments in the same ways they are responsible for the rest of the housing in our development.
Our community already struggles with school overcrowding as residents fight for access to local public schools. Adding hundreds of new families without providing additional educational resources will only worsen this situation.
Traffic congestion along Waterton is another major concern that will undoubtedly escalate if these apartments are built. Parking from apartments will spill out onto residential streets, which were not built to support this kind of load.
We urge you to stand with us against this proposed construction project that backtracks on what has been promised to the residents of Sterling Ranch for years...and is still being promised today on the Sterling Ranch website. "Ascent Village continues the thoughtful design, environmentally conscious and resident-centric vision that is Sterling Ranch. Centered within Ascent Village is Sterling Ranch's first mixed-use village center."
