Some key questions to consider:
📌 Were you aware of the County’s 2023 Comprehensive Plan before this rezoning? (Plan Link) If not, does that suggest a failure in public outreach?
📌 Did the county’s engagement process truly inform residents, or did it just meet the bare minimum legal requirements?
📌 Should major zoning changes be better communicated—through mailings, for example—rather than a website post, a rural sign, or a newspaper notice?
📌 Can our roads, water supply, and emergency services support this influx of residents? If we’re already experiencing strain, where is the county’s concrete plan for expansion before approving such a major development?
📌 Has a truly independent impact study been conducted, or are current studies biased? The NEGRC review relied on a developer-filled questionnaire, and the Transportation section was completed by an engineer paid by the developer. How can we trust these assessments reflect real-world conditions?
📌 Who is the developer behind this project, and what’s their track record? Are they invested in the community’s well-being, or is this purely profit-driven?
