STOP THE BART JOHNSON RD TND ZONING AND TOWN HOMES
The Issue
CKK Development Services, LLC is requesting a change in zoning on property 2838 Bart Johnson Rd, Buford GA to allow for 245 HOMES, INCLUDING 76 TOWN HOMES, on 58.49 acres of land. This property is between Hamilton Fields and Byrnwycke subdivisions.
We are petitioning the Gwinnett County Planning Committee to:
- VOTE NO to Traditional Neighborhood Development (TND) zoning on Bart Johns Road, since this zoning type is not consistent with the Single Family Resident (e.g., R-100) zones surrounding the proposed neighborhood.
- VOTE NO to TOWN HOMES or ATTACHED HOMES.
- VOTE to INCREASE the LOT SIZES of the proposed subdivision lots.
- VOTE to move the proposed amenities to the interior of the proposed subdivision as to not disturb existing surrounding neighborhoods.
- VOTE to LIMIT the number of RENTAL HOMES within the proposed subdivision.
Concerns from local residents:
- People living off/near Bart Johnson Road and in the neighborhoods that board this property strongly disagree with the statements in the developer’s letter to the Gwinnett County Planning Committee.
- The proposed subdivision is a very densely populated neighborhood (245 homes squeezed onto 58.49 acres), unlike any other on Bart Johnson Road, yet the letter from the developer states this type of community would “be an excellent fit in the area” and “complement the existing uses and enhance the area.” Further, the letter states that there are C2 & OI zoning in proximity to the property on Bart Johnson. However, there are NO General Business Districts (C-2) nor Office-Institutional Districts (OI) on Bart Johnson Road.
- Further, Traditional Neighborhood Development (TND) is not consistent with the surrounding quiet Single Family Resident (R-100 zone) neighborhoods on Bart Johnson Road.
- The impact on traffic on this small two-lane road would be adversely affected and dangerous by adding 500 more cars onto Bart Johnson Road.
- The increase in population in the local schools, that area already surrounded by trailers, would be negatively impacted as well.
