Stop RXR from building 92 homes and creating a new road that empties onto Glen Cove Avenue
The Issue
We, the residents of Roslyn Harbor and surrounding communities, are signing this petition due to concerns regarding the proposed Residential Development of 92 three story townhouses, with underground garages and a 5 story manor house on the grounds of Engineers Country Club.
We oppose several aspects of these projects in their current forms.
Among other things, we believe these projects, in their current iterations,
(i) will have negative impacts on the Roslyn, Glen Head, Glenwood landing, Sea Cliff and Glen Cove community and
(ii) are not commensurate with thoughtful, smart growth. Designs/plans and/or variances for these projects serve developers and not the families and residents.
It’s our understanding that
(i) will add an additional entrance to their property forcing a road to be built at the intersection of Glen Cove Avenue and Back Road. This will cause major traffic flow issues and may require a traffic light forcing all of Roslyn Harbor, Glenwood Landing, Glen Head, Sea Cliff and Glen Cove communities to be affected. An already existing entrance on Glenwood Rd could support traffic flow without disruption to the entire peninsula.
(ii) will add approx. 200-300 cars to empty out onto Glen Cove Avenue which is already a busy 3 way stop sign intersection with two bus stops and many pedestrians traveling to the Greenvale Train Station at the end of the block.
(iii) will need multiple variances to construct a 5 story manor house that will house a 40 unit condo building. In addition, there will be 92, 3,000 square foot 4-5 unit attached townhouses.
We believe, that, at minimum, these projects need to be reimagined and/or revised and should not proceed under current plans. If they do, it will be detrimental to our community’s safety, our public facilities and institutions and our suburban character. We welcome a meaningful conversation on next steps.
