The Issue

We, the residents of Godrej Royale Woods, Devanahalli, Bengaluru, demand immediate action from Godrej Properties Limited and its 100% subsidiary Godrej Living Private Limited for serious deficiencies in service that are endangering the lives, health and safety of every resident in the project — including minor children.

The facts are already on official record:

Electrical Inspectorate issued a Periodical Inspection Report (13.01.2026) listing 22 defects, followed by Final Notice (Form-21) dated 08.05.2026, and a direction on 30.06.2026 to stop the Tower-1 lift. Full permanent compliance is still pending.

Two serious lift entrapment incidents have already occurred:

20.05.2026 – residents trapped for more than 90 minutes (fire brigade rescue required)

26.06.2026 – two minor children trapped for over 15 minutes

Fire Brigade conducted a comprehensive safety audit on 06.07.2026 and found multiple fire-safety non-compliances that remain unrectified.

BESCOM Devanahalli issued Demand Notice dated 13.07.2026 recording that:

Power supply was given without erecting 2 out of 6 Intermediate ODs

PWD has demanded ₹37.5 Lakhs towards road damage (pending since 2024)

The 11kV UG cable of F35-Godrej Royale Woods Feeder has been faulty since 07.05.2026

Residents are facing frequent power outages and voltage fluctuations that directly cause lift failures

The Sewage Treatment Plant (STP) is running at only ~20% of designed capacity, creating serious sanitisation issues and damaging greenery. Karnataka State Pollution Control Board norms are still not complied with.

Godrej Living Private Limited continues to control maintenance of the common areas despite incomplete handover and has failed to ensure safe and compliant operation. These are project-wide failures affecting every single resident — not individual grievances.

We therefore demand that this Hon’ble Commission / the Opposite Parties immediately:

Comply fully with the BESCOM Demand Notice dated 13.07.2026 by:

Paying the PWD road-damage penalty of ₹37,50,000

Erecting the two pending Intermediate ODs

Repairing the faulty 11kV UG cable

And file a compliance affidavit within 15 days

Direct Godrej Living Private Limited to undertake and continue complete maintenance of all common areas free of cost for all residents for a period of twelve (12) months from the date of order, or until full compliance with the above directions and fire/STP norms is achieved and certified by the competent authorities — whichever is later.

Forthwith rectify all deficiencies pointed out in the Fire Brigade audit dated 06.07.2026 and bring the STP into full compliance with KSPCB norms, and file a detailed compliance affidavit within 15 days.

These interim directions are necessary for the collective safety, health and welfare of all residents of Godrej Royale Woods.
