Extend Lease for Local Sports Businesses at 10 Science Centre Road

The Issue

We are a diverse group of local sports businesses, each offering unique services such as Gymnastics (The Yard), Badminton (TruSmash), Fitness (Revl Training), Mixed Martial Arts (Onyx), Ballroom Dancing (Infinity Dance Studios), and Wushu (Xuan Sports).

We have been dedicated to serving our community from our shared location at 10 Science Centre Road S(609079) for various periods:

  • The Yard Gymnastics -  8 years + (@theyardgymnastics)
  • Xuan Wushu - 5 years + (@xuansports)
  • Onyx MMA - 4 years + (@onyxmma)
  • Infinity Dance Studio - 1 year + (@infinitydancestudio.sg)
  • TruSmash Badminton - 1 year + (@trusmash_)
  • Revl Training - just 2 months !! (@revl.training.jurongeast)

While our lease with our landlord - Bestway Properties (master tenant) is unexpectedly scheduled to expire by end of June 2024 due to the lack of a renewal offer from the Singapore Land Authority (SLA), we are eager to continue operating until the impending demolition of the building.

The decision from SLA to Bestway Properties for non renewal came as the building seems to be impacted by the Jurong Lake District - Plot 1 government land sale but by only a small fraction (see diagram below). However, it is reported to be a progressive long term development over the next 10-15 years and the building might stay for a while till plans are firmed up.

Besides serving the general public with our facilities and classes, our businesses play a vital role in nurturing young athletes in Singapore.

Notably, The Yard (Gymnastics) and Xuan Sports (Wushu) have cultivated talented athletes who proudly represent Singapore on national teams.

TruSmash (Badminton), Onyx MMA and Infinity Dance Studios (Ballroom Dancing) have also provided essential training facilities for aspiring students in the competitive space

In a land-constrained nation like Singapore, having access to suitable training spaces and facilities is crucial for supporting the overall ecosystem for high-performance sports and athlete development.

Additionally, as an aging population, we understand the importance of facilities and businesses that support Singaporeans in leading better and healthier lifestyles.

We have made significant investments in our current location to benefit our athletes and the wider community and the newer tenants have yet to break-even high business cost with such an abrupt non-renewal of lease. For The Yard Gymnastics & TruSmash Badminton, it is very challenging to find similar big compound for our business needs.

We are now seeking your support to extend our stay at this property beyond June 2024 through an interim lease directly with the relevant authorities. This extension would afford us the time needed to secure a new suitable location, thereby minimizing disruptions to training schedules during competitive seasons in May / June.
