**Petition to Dissolve the HOA: Take Back Control of Our Community**

To all homeowners, renters, and community members,

We, the residents of this community, call for the immediate dissolution of our Homeowners Association (HOA), which is currently being led by a board and managed by Associa. This HOA has demonstrated a complete disregard for the needs and well-being of the residents. We are launching this petition to unite our voices in the effort to take back control of our neighborhood and ensure our homes remain ours to manage, free from unnecessary interference and predatory practices.

### **Why We Must Act:**

**1. Predatory Title Searches & Rising Fees:**  
The property management company, Associa, has been engaging in unnecessary title searches, driving up fees for homeowners who are already struggling financially. These actions create an undue financial burden on residents and risk putting homeowners at a higher risk of losing their homes—even if they are close to paying off their mortgage or already own their property outright. This isn’t about community improvement; it's about generating profit for the HOA at the expense of the people living here.

**2. Liens & Foreclosure Risks:**  
The HOA has repeatedly used liens as a means of collecting fees, putting homeowners at serious risk of foreclosure. This shows a clear prioritization of revenue over the well-being and security of the people who call this community home. By placing liens on properties, the HOA is threatening residents with the loss of their homes in order to secure financial gain.

**3. Lack of Transparency & Mismanagement:**  
The HOA board and Associa routinely make decisions that affect our community without proper transparency or communication. Changes to property management, budget increases, and even basic app communications are often implemented without adequate explanation, leaving residents in the dark. Financially, there has been a concerning lack of accountability, with minimal funds accumulated over the past eight years despite constant demands for more money from homeowners.

**4. Unfair and Excessive Enforcement:**  
Homeowners are being inundated with petty compliance notices for trivial issues such as tall grass, minor property maintenance, and even routine car repairs. Residents who speak up at HOA meetings have faced targeted enforcement, highlighting a retaliatory and punitive approach that harms the sense of community. Rather than fostering a supportive environment, the HOA has become a source of division and stress for homeowners.

**5. We Don’t Need an HOA to Be a Community:**  
As residents of this neighborhood, we already have opportunities to connect through city-sponsored community events and programs. We don’t need an HOA to create a strong, supportive neighborhood. We can build relationships, help one another, and manage our homes independently without the interference of a governing board that doesn't have our best interests at heart.
