Tony Gardner started this petition to Des Moines City Council and

Premier Construction Services "PCS" has proposed a "23-unit Brownstone Development at the N.W. corner of Park/Fleur." The development will include the home at 2105 Park Avenue (to be demolished) as well as the vacant lots to the north and west of this home. The entrance to the units will be at the far west of the development with landscape buffers being installed on the west and north property lines.

Currently the land is classified as zone N3A Neighborhood District and PCS is requesting to rezone to NX1 Neighborhood Mix District.

N3A zoning is specific in that it "is intended to preserve the scale and character of residential neighborhoods developed predominantly during the 1950s, 1960s, and 1970s."

By rezoning this area, the integrity and historical values of the Southwestern Hills Neighborhood will be compromised.

A 3 story, 23-unit structure will add to the overall traffic congestion, increase noise, increase property taxes for the surrounding areas and vastly increase light pollution. All this coupled with the changing landscape will create quite the eyesore for those living and passing through the area.

Please join me in signing this petition to object to the rezoning and development of this property.

Thank you!

Tony Gardner
