We, the undersigned residents and business owners of Turlock, request that the City carefully review and strictly condition (or deny if necessary) the proposed religious facility at 1500 Lander Avenue (MDP 26-07).

The project is a 4,396-square-foot building with a stated capacity of 674 people on a 1.54-acre site in the Heavy Commercial (C-H) zone. It is proposed to operate from 5:00 a.m. to 10:00 p.m., seven days a week.

While we respect the right of any group to practice their faith, this intensity of use raises legitimate concerns about traffic, parking, noise, and compatibility with the surrounding area.

We ask the City to require: 

• A full independent traffic impact study that includes early-morning, evening, Friday, and special-event conditions on Lander Avenue
• Clear proof that all parking for maximum occupancy will be provided on-site, with no reliance on street parking
• Strict, enforceable limits on hours of operation and outdoor activity
• Strong noise controls, including limits on amplified sound, outdoor gatherings, and vehicle activity, plus required sound barriers or landscaping buffers where needed to protect nearby properties from early-morning and late-evening disturbance
• A public hearing so the community can fully participate in the review

We urge the City to apply the same careful standards it would apply to any other high-capacity gathering facility at this location and to ensure the project does not create unacceptable impacts on traffic safety or the surrounding neighborhood.
