The Issue

I am writing to express my deep concern and opposition to the proposed rezoning of 424 Brannen Drive in Statesboro, GA from R-80 to R-2. This proposal threatens to transform our community in unforeseen and unwelcome ways. The property in question, currently a tranquil 10 acre lot zoned R-80, which supports only one single-family home per 80,000 square feet (approximately 2 acres), is at risk of being rezoned to R-2. This would allow for the development of duplexes on much smaller, 15,000 square foot lots.

 

 

The proposed rezoning will not only increase housing density but also bring a myriad of negative impacts to our neighborhood. Firstly, there's a concern regarding water supply. The developer would either need to tie into the adjoining neighborhood's well supply or secure permits for drilling new wells, a process that could strain our existing water infrastructure. The addition of septic and drainage fields could further complicate these issues.

Traffic congestion is already a concern in our community. The introduction of multiple duplexes would exacerbate this problem, leading to increased wear and tear on our roads and potentially heightening the risk of accidents.

Economically, such a rezoning could devalue surrounding properties. The current character of our neighborhood—a peaceful residential area—would be disrupted, impacting property values negatively. There is also a growing concern over the strain this development would place on local public services. Our law enforcement and schools are already operating at maximum capacity. Additional residential units would only stretch these resources further, compromising the safety and education of our community's children.

Additionally, our neighborhood's existing character and land use are at stake. Rezoning the property would not only affect the landscape but also disrupt the serene quality of life we have come to cherish.

We urge the Bulloch County Commission to consider the overwhelming potential drawbacks and reject the rezoning application. By preserving the current zoning, we maintain the integrity and sustainability of our community.
