Demand Greenmist Property Management Transparency and Participation in Property Decisions

The Issue

I am a unit owner in one of the property handled by Greemist Property Management Corporation, and like many others, I am deeply concerned about the lack of transparency and participation in decisions made by our property management. Rules are imposed, fees are increased without any consultation or prior knowledge of the owners. This is not just an issue affecting me personally; it's a widespread problem that needs to be addressed.

According to the Condominium Act of the Philippines (Republic Act No. 4726), unit owners have rights including but not limited to knowing about decisions regarding their property. Yet these rights are being blatantly disregarded by some property management companies who act without consulting us.

  • Special assessments and GAF fees were imposed on unit owners without proper consultation: The process typically involves transparency and open communication. Unit owners were not inform about the financial needs and the reasons for the fees, and they have no opportunity to provide input or raise concerns. The financial statement was also not made openly available to all unit owners, ensuring transparency and accountability. Only a few unit owners were given the opportunity to view the Financial Statements. This should be posted or sent out to ALL as they have the unit owners emails.
  • Board of Trustees: The board of trustees was not elected nor nominated by the owners. It was appointed by the Greenmist and SMDC. Should go through election and nomination process. 
  • Lack of Proper Consultation: Unit owners should have the opportunity to be informed and engaged in the decision-making process when it comes to financial matters. A lack of consultation can erode trust and create frustration among unit owners, especially if they feel their voices are not being heard.

This petition calls for stricter enforcement of existing laws that protect condominium owners' rights. We demand transparency from our property management companies - we should be informed about any changes that affect our properties before they happen. Furthermore, we insist on having a say in these decisions as it directly impacts us financially and affects our quality of life.

We urge lawmakers to review current regulations governing condominium ownership and management practices to ensure they adequately protect homeowners' interests. Let's work together for fairer treatment and greater transparency in how our properties are managed.
