Demand Government Accountability for Substandard Housing and Infrastructure

The Issue

We call upon the government to address the growing issue of sub-standard housing provided by developers at point of completion, with a lack of remediation for issues raised by hundreds of thousands of new homeowners. It's unacceptable that hardworking people invest their life savings into homes that are not up to par. According to the National House Building Council (NHBC), over 98% of new homeowners report snags or larger defects to their builders within a few weeks of moving in.

The lack of aftercare provided by developers is disgraceful leaving homeowners with faults in their properties, often for years, without remediation work being carried out or work being carried out as substandard. The misery and distress caused by poor workmanship and lack of support to homeowners is not acceptable. Regulation is not fit for purpose leaving homeowners having to endlessly fight for their properties to be made good without proper support from regulators.

The lives of thousands of people have been negatively impacted through investing in a new build property and they are not adequately compensated for the distress caused.

Additionally, we demand action against councils failing in their duty to ensure basic infrastructure support for new housing and those neglecting enforcement breaches with Section 106 Agreements. The Local Government Association (LGA) reports that only 25% of councils feel they are adequately resourced to carry out their statutory duties.

Existing communities are also impacted by the rise in new build developments with existing local services being unable to cope with the rise in local population.

Management companies and their fees are ripping off occupants of new build developments. The fees are inconsistent across the UK with little to no recourse for residents when they fail to upkeep the area they are paid to maintain. Contacting the management companies or finding out who manages the estate is also a challenge residents face.

Councils are also profiteering from increased council tax revenue with a contribution being made for the upkeep of recreational spaces. This is in addition to the millions of pounds the owners of new homes have to pay in maintenance fees and charges to maintain recreational spaces on their developments that any member of the public can use. Other older established housing estates don't have management fees to pay.

These unfair management fees should therefore be scrapped.

We urge an overhaul and thorough investigation into the process from planning, completion, adoption of roads, and recreational spaces. This is not just about improving living conditions; it's about ensuring our communities can thrive.
