Demand a special meeting for Causeway on Gull Association

Demand a special meeting for Causeway on Gull Association
The Issue
Causeway on Gull Association is, in the opinion of many owners, in trouble. A recent review of finances revealed that, without another special assessment, we will be out of money by early fall 2024, according to information shared at the 4/20/24 board meeting.
Did anyone notice that your statement for your 2024 management fees came unusually early (September 2023), despite not being due til January 1? And the management company had a "computer glitch" that resulted in no due date being printed on the statement? We believe this was done intentionally, so they could guarantee there was enough money in the coffers to pay themselves their $78,000/month management fee that pays for their staff. So, 2-3 months of their 2023 "salary" was paid out of the 2024 dues...putting the Association in a never-ending cycle of constantly trying to keep afloat.
Change is needed, and the April 2024 board meeting showed us that a few board members are committed to making changes...but we're not sure it's going to be enough.
The by-laws allow owners to demand a Special Meeting (similar to the annual owners meeting, but within 90 days of the time the request is made). We think we may need to leverage this option in the near future.
Please consider signing this petition: "I am a Causeway on Gull owner and am requesting the Causeway on Gull Association Board of Directors hold a Special Meeting pursuant to Article III Section 4 of the COGA ByLaws. I am requesting the meeting be held in the Twin Cities metropolitan area, for the following purposes: (1) Discuss whether a financial audit is desired by members (2) Discuss potential removal of board members (3) Discuss the Association's rental policy and programs (4) Provide updates and make decisions on finances, maintenance/management, and the COG Policy manual (5) Consider bylaw changes. I have noted the number of intervals I own in parentheses (Each annual interval = 1, Each every-other-year (odd/even) interval = 0.5)"
