Stop the Island Oaks development proposed for the 12 acre Cumberland Harbour Marina site
The Issue
Your Cumberland Harbour investment is at risk. Your Cumberland Harbour Property Owners Association (CHPOA) Board is negotiating with a Canadian lender (Romspen) to facilitate the subdivision of the 12 acre proposed marina site on the North River, called Island Oaks. Most of you saw a rendering of the proposed marina when you purchased at Cumberland Harbour. Many of you were specifically told there would be a marina and some even saw the start of construction.
The proposal is to make the marina site another residential section of Cumberland Harbour, instead of a marina, dividing the 12 acres into 29 small residential lots, with no common area or amenities. If this development is approved, there will never be a marina for use by Cumberland Harbor residents. Further, the addition of 29 new lots to the Cumberland Harbour inventory will certainly dilute the value of your property.
We believe that NO owners benefit from this proposal and direct the CHPOA Board to stop all negotiations, specifically do not discuss a Memorandum of Understanding with the developer and state simply the true legal fact that the developer has no access to the subject property.
