The Issue

Arvada, Colorado is experiencing a significant problem with the rapid increase in short-term rentals. While these rentals can boost tourism and provide additional income for homeowners, they also bring challenges that threaten the fabric of our community.

 

Common Issues with Arvada Short Term Rentals

  • Frequent strangers & loud parties/drinking, multiple cars, trash, and poor house upkeep.
  •  Safety issues, trespassing, and loss of right to peace.
  • Investors remove possibility of family-owned homes and create loss of community.
  • Increased property taxes from investors overpaying on purchase price.

Currently, regulations on short term rentals in Arvada are not being enforced consistently, allowing some property owners to neglect their responsibilities. This undermines the safety and security expected in our community. Current Arvada Short Term Rental Program Rules website

 

January 2026

Arvada City Council is currently planning to revisit short term rental guidelines in the fall/August of 2026. The January 2026 Arvada City Council meeting on short term rentals shared the following data and proposed regulations: City of Arvada Short Term Rental Data & Proposed Enforcement PDF

 

Stricter Enforcement Requests

Although some stricter enforcement was enacted in February 2026, there is a remaining desire for stricter enforcement and regulation for short term rentals. We are requesting the following from the City of Arvada:

  • Mandatory fines outlined for verified short term rental issues that are outside of city and Arvada short term rental compliance.
    • Fines for non-compliance should be increased to deter rule violations effectively.
  • Greater transparency and communication with residential homeowners with required city follow up and action on short term rental complaints through the established City of Arvada short term rental concern online reporting.
  • Short term rentals are businesses. Permits and compliance issues should be mandatory and enforced.
  • An increase in the inspection of short term rentals from "may be inspected annually" to more frequently, such as once per month or with each substantive complaint. 
  • Stricter regulations for the format of Airbnbs including:
    • Limiting Airbnbs to smaller than 2,000 square foot homes to reduce party houses,
    • Limiting the number of guests allowed, and
    • Airbnbs remaining outside of residential areas with set streets/areas acting as hotel districts.
  • Hiring additional code enforcement officers dedicated to these tasks.
