The Issue

For years, residents of New Jersey have been facing a silent but deadly problem in their homes: mold, particularly black mold. Without a proper legal framework to address mold issues, landlords often resort to temporary fixes like painting over mold, rather than addressing its root causes. This neglect has left millions of New Jersey residents in unsafe living conditions, facing serious health risks.

Mold, primarily black mold, poses significant health threats. According to the Centers for Disease Control and Prevention (CDC), prolonged exposure to mold can lead to respiratory problems, skin irritation, and even prolonged illnesses like chronic bronchitis. While some states have recognized the gravity of this issue by implementing mold protection laws, New Jersey has lagged behind. The absence of legislation means landlords aren't legally obligated to manage mold issues comprehensively, leaving tenants vulnerable.

We urgently need a state-wide mold protection law in New Jersey. Such a law would require landlords to conduct regular mold inspections, provide necessary remediation when needed, and prohibit temporary fixes like painting over mold. Establishing clear guidelines and mandatory practices would ensure healthier living environments for all New Jerseyans and potentially reduce health-related issues and costs.
