Please stop refuse the planning proposal for a significant large development of housing located in the area known as the science park Phases 8 and 9 Oakley Vale.
The Issue
We object for three primary reasons:
Firstly, the proposal is not sustainable and would have a detrimental impact on the local community. The increase in traffic not only generated directly from the development but in our view indirectly from road users using this as alternative route. It is likely that the increase in traffic during peak times will result in traffic congestion which in turn will increase pollution level significantly; a particular concern especially when you consider the close proximity of the nursing home where residents may already be suffering from respiratory conditions.
Secondly, our primary reason for objecting concerns the substantially increased traffic noise; EU studies have shown increased traffic noise has a significant impact on both physical and psychological health.
Our third objection is on the grounds of sustainability, the proposal suggests the possible inclusion of a public house and shops. We already have in close proximity Harpers Brook, Beefeater, Spread Eagle, Grampian, Irish Centre and Harpers Brooke. In the Town Center, within 2 miles, there are a number of restaurants and pubs.
There is not a need for yet another pub in the area in our view they are currently under-utilised and will threaten the viability of the businesses. The current Community centre, shops and pub, centrally located on the estate, were well designed and built with the infrastructure designed to accommodate the traffic and were NOT adjacent to any family homes.
In relation to shops it must be noted the shopping area in Oakley Vale still has one empty shop unit that has never been occupied since it was built. We believe we have adequate shopping facilities in Morrison Supermarket with another recently opened Tesco supermarket with Lidl a short distance away. Planning approval was also recently granted for Aldi to be built in Great Oakley.
In conclusion we object to the planning proposal and any future planning application in its present format and size in the area known as phase 8 and 9 Oakley Vale. However due consideration will be given to a much reduced in size development proposal that can demonstrates sustainability.
