Concerns with Development Application for 2 Tippet Road

The Issue

The rapid intensification in the Clanton Park Neighbourhood, specifically Tippet Road, and the lack of green spaces and amenities infrastructure is beginning to adversely impact residents' quality of life and safety.

  1. There is no tree cover and green space on the Tippet Road, which serves 8 condominium and rental buildings. 
  2. Tippet Road is single lane with no exit, and no easy access for emergency vehicles. Traffic congestion is perpetual.
  3. The proposed development is in contravention of the Land Use Policy with respect to Mixed Use Areas. Please refer to Appeal Report: 2 Tippett Road – Official Plan Amendment and Zoning By-law Amendment Applications(Dated: March 4, 2025).
  4. The proposed development is misrepresented as affordable rental living.
