Community Update: 161 Heathwood Heights Drive
The Issue
The owner of 161 Heathwood Heights Drive has applied to the Ontario Land Tribunal (OLT) to redevelop the property from one home to five homes through an Official Plan Amendment and rezoning.
The OLT hearing is scheduled for August 26, 2026. The matter is expected to come before Aurora Council during the June cycle, and because this is an election year, the timeline is tight.
This is a Town-Wide issue. If this rezoning is approved without strong planning justification, it could set a dangerous precedent for other site-specific rezonings across Aurora.
All councillors need to hear from residents now:

Please email Council and ask them to oppose the requested rezoning and Official Plan Amendment unless the applicant can clearly demonstrate that the proposal is appropriate for this site, supported by existing or fully funded infrastructure, environmentally responsible, consistent with Aurora’s Official Plan, and in the public interest.
In your email, please share your specific concerns in your own words. Important issues may include planning precedent, stormwater and drainage, tree removal, environmental impacts, infrastructure capacity, traffic safety, and the need to protect the integrity of Aurora’s approved planning framework.
