College Court: Reimburse Rent for Unlivable Conditions and Emotional Anguish

The Issue


College Court management has been unprofessional with their failure to accommodate, recognize, nor respond promptly to the health conditions I suffered within my unit. For 46 days after putting in my first work request, I was completely without functioning air conditioning in my bedroom or bathroom. For 35 of those days, I was unable to stay at the apartment due to the effects on my health, comfort, and well being. At no time did College Court offer reimbursement or a break of the lease. I was paying rent for a room I could not live in.

On June 18, I filed a complaint within Better Business Bureau. The BBB has received no response from the business as of today. I have received no apology or acknowledgement of negligence. On Tuesday, June 14, I posted this letter on the front door of the leasing office, and stated that if I received no appropriate response by close of business Friday, June 17, I would pursue further action within the community. Student housing tends to take advantage of their student residents. For most of us, it is our first time living off campus and renting our own apartment. I am not the only resident who has have problems with both maintenance and management. College Court has failed to acknowledge my one voice, so please help me by adding yours.

Dear Miss Garzon, In reviewing the maintenance orders submitted through the resident portal, you stated that the issue is with the temperature that your roommates prefer to keep the thermostat set to, 78 degrees during the day and 77 during the evening. A maintenance technician did verify that the HVAC system is functioning properly on several occasions, but the thermostat setting will be a factor. To help resolve the differing opinions between you and your roommates, as to a level of acceptable comfort, the property offered to relocate you to another unit and waive the transfer fee. The Regional Manager for this property will reach out to you today to discuss further.
