Stop Corporate Owned Rental Home Development in Mountains Edge

The Issue

Background-
The Company named American Homes 4 Rent has put a winning bid in on a 30+ acre parcel of land included in the last BLM land sale at the corner of Cactus and El Capitan. A 15 acre portion of this land is designated as Public Facilities, intended for future development as something that will benefit and enrich the community, with the additional acres currently zoned R-E.  AMH is requesting a non-conforming zone change to an R-2 designation.  AMH Development is a corporate owned, investor backed, publicly traded Management company that wishes to build, own and operate a 263 unit single family home rental development for profit within the Master Planned Residential Development known as Mountains Edge.

Our Opposition: This concept of a Corporate Owned rental home development is new here in the Valley.  The problem with that is there are currently no Title 30 guidelines or Land Use Plan regulations in place to dictate where these projects are appropriate or how they are overseen and regulated.  Corporate owned, Investor backed Rental Developments are not what an R-2 designation was intended for.  This is not appropriate use of R-2 zoning. This is the definition of Commercial Zoning and not an acceptable use of these parcels without even the minimum requirement of a special use permit. People that bought into a Master Planned Community should be allowed some expectations that a commercial rental development won’t be built next to their homes.

AMH currently has a terrible rating on every public rating site available by internet search as well as alerts with the BBB regarding their lack of property maintenance and horrible customer service. They hold 4 active business licenses in Clark County. 3 for Miscellaneous Sales/Service and one for Property Management & Real Estate Appraisers. We don’t believe those are sufficient for this type of business development.

These issues need to be addressed and ordinances put into place before Clark County continues granting non-conforming zone variances and design approvals for corporate owned, experimental concept housing developments.
The residents and homeowners of Mountains Edge and surrounding areas are not wanting to be subject to an unproven and unregulated business development within the Master Planned community and we request you deny their application for this development.
