The development plan presented by Henry S. Miller to the City of Garland is radically different from the general outline provided to the Club Creek HOA Board of Directors on June 17th.
The City will tell you this was not an “official proposal". I have seen emails in the last 24 hours sent from the Mayor and City Council members. They contained some of the EXACT same phrases. That means they are giving “canned” responses. This is simply not what we need. It is time to fight.
The NEW plan discussed in two meetings between Henry S. Miller and city staff calls for approximately 550 houses averaging 1600 square feet on very small lots (30 foot wide lots). The plan provides for all front entry garages and no alleys. The selling price of the houses is likely to be around $200,000.
In June, the Henry S. Miller representatives assured the CCHOA Board that only 350-400 houses would be built with a projected price range of $280,000 - $400,000. Henry S. Miller officials deny the selling price of $200,000, but no matter what, there is a huge difference between 350 houses and 550 houses.
We do NOT want houses on this property, period. There are too many other things that can be done to enhance South Garland.
The Mayor and City Manager previously assured us that no development of the former EHCC property would be approved without input and buy-in by the surrounding neighborhoods. They also assured us any development of the EHCC property would enhance South Garland. The Henry S. Miller representatives made similar commitments to the CCHOA Board of Directors. Homeowners around Eastern Hills should be represented each time there is a meeting on this subject.
BOTTOM LINE: AS INTERESTED PARTIES, WE NEED TO STOP HENRY S MILLER FIRST, then come back with suggestions on what to do with the closed country club.
