Stop R6 Zoning at 1485 Northeast Ave

The Issue

The purpose of this petition is to spread the word to residents and neighbors about a proposed development currently working its way through city council for approval. This petition is for the citizens of Tallmadge to express their rejection of this project.

The developer, Pulte Homes, is looking to rezone a large parcel of land at 1485 Northeast Ave.(Carter farm land / Mindale Farms) and change the zoning from R1 (which is consistent with the neighboring areas currently) to R6 which allows them to build more homes on a smaller lot (example Tallmadge Reserve, East Ave.). 

Significant residential impacts will include:

Traffic issues on the 2 lane town road (Rt. 261), safety issues as a cut through road (Atwood) into neighboring developments along with increasing traffic and wait times at the round-about. Accordingly to the 2021 traffic study, once developed, the traffic analysis of build conditions has many subpar grades D, E, F. Pulte Homes is building these homes fast and it will create a large immediate increase in school enrollment. Tallmadge Reserve is only 25% complete and the schools have already felt an increase in student enrollment. This will only compound enrollment issues if Mindale Farms is approved for R6. This will also add to the immediate issue of traffic concerns on East Ave. with parents picking up and dropping children off at Elementary/Middle School.

Wildlife such as deer, coyote, buzzards, fox, etc. will be disrupted and forced to live in smaller areas and will be adversely affected.

Approval of this zoning change will set a precedent of what’s to come with the remaining land in Tallmadge and how it can be developed in the future and contradicts the goal of the Mission Statement of our city of “retaining small town charm”.
