Edgewood Village Opposition

Edgewood Village Opposition
This petition is in opposition of the Edgewood Village development zone and design (2865 Edgewood Rd, Hiawatha IA) which will go to City of Hiawatha City Council vote on September 15, 2021 at 5:30 PM CST.
The City of Hiawatha developed a Comprehensive Plan (https://www.hiawatha-iowa.com/pdf/Hiawatha-Comp-Plan-Final-2036.pdf in 2016. This plan includes much needed community growth and opportunity to welcome new neighbors and business into the northern most section of the community.
The proposed "Edgewood Village" is just south of Hunt Road, east of Edgewood Road and extending to I380. This area will be rezoned from Agriculture to R5 Residential. Then south of this development will be commercial property, but that is not of current concern.
The developer has taken full advantage of the limits on a R5/PUD zone and has proposed to place seven streets, 141 (0.15 acre avg) zero lot line homes plus an additional 23 4-unit townhouses in just 42 Acres. The entire surrounding area is low density (R1-R3) developments and there is no buffer to the proposed R5. The builder, DR Horton, markets being "America's Largest Homebuilder". DR Horton has a 1.19 rating on the BBB, with 867 customer complaints. Our community, current and future, deserves the quality that is led by local developers, builders, trades, etc. Keep our money local!
We urge you to consider signing the petition for the City of Hiawatha, City Council to consider the following: Vote NO to R5 zone and rezone to R3. At minimum, we request to vote NO for the proposed "Edgewood Village" design. We hope to work with the City of Hiawatha to build an area with appeal to young professionals but keeping with the natural beauty and charm of the area. A young professional should not have to worry about the quality of their home or neighborhood when they are just starting out, as well as existing neighbors should not have to worry when this specific area was chosen for it's natural beauty and distance from the city.
