Stop The Quiktrip at SW corner of Hwy 85 and 112th Ave

The Issue

Case Z-964-20-21: Quiktrip Corporation is requesting approval of an annexation Zone Change from ADCO (Unincorporated Adams County) to Commerce City PUD (Planned Unit Development). The proposed development includes a fueling plaza and other commercial and multi-family residential uses for the properties located on the southwest corner of 112th Avenue and US 85, generally located at 9940 E. 112th Ave. The two properties to be zoned total 37.9 acres.

The Quiktrip is planned to have 5 diesel pumps for large trucks and 10 gas pumps for cars.  This will cause heavy truck traffic at the entrance to our neighborhoods as well as off gassing, noise and light pollution and crime.  This plan does not fit with Commerce City's Comprehensive Plan for a Local Commercial Center.  We are scared this facility will service passerby's and not our neighborhoods.  This is a big bait and switch on our community, as we were told this would all be residential.

As the neighbors to this property, we all do not want the services of a Quiktrip Gas station and we want to show the city that we hope for more currently unavailable services that could tend to the community here instead.  We have a gas station 1.4 miles south and another 1.5 miles north.  Lastly, we have a family run convenience store named Haraf Foods Market on Belle Creek Blvd, located less than a mile away from the proposed Quiktrip.

We, the neighbors, are strongly opposed to the city allowing this project to be approved in our neighborhood.
