The Issue
Neighbors opposed to Shadow Glen Mixed Use Community in Cedar Creek.
PETITION PURPOSE:: What your opposing:
I stand opposed to the rezoning request for Shadow Glen Mixed Use Community. Case #: RZ24-0003. Case name: West Valley and Cedar Creek Parkway. This request was to rezone for Shadow Glen Mixed Use Project consisting of 300 units and 4-story walkout buildings, 11 Brownstone 2-story units, with 3 retail/office buildings.
WHO IS IMPACTED: Every homeowner in Cedar Creek and anyone currently using the Cedar Creek Parkway and entrance off K-10.
WHAT IS AT STAKE: The immediate effect will be loss of all natural barriers between Cedar Creek homes and K-10 highway, increasing noise levels and the elimination of native trees and wildlife. There are also safety concerns that come with the increased traffic and a dense population of people living in close proximity to each other. The destruction of our main entrance by adding apartments will destroy the image of a resort style community impacting our property values. This proposal goes against the spirit of the planned Cedar Creek Greenbook and the Cedar Creek Overlay district which current homeowners used when deciding to invest in this part of the city.
WHY IS NOW THE TIME TO ACT? Left as is, homeowners continue to have access to the beauty that Cedar Creek realty and other realtors use to sell the Cedar Creek mystique. If rezoned, all surrounding neighbors will have a direct site line to the 4 story apartments.
Cedar Creek Parkway and the entrance off K-10 will lose its glamour and charm and Cedar Creek will no longer be defined by nature, peace and tranquility.
If rezoned, 14 acres of trees, native plants and elimination of animal habitat will be lost and replaced by apartments, townhomes and commercial businesses. This means more outsiders using these businesses will be at our doorstep. The loss of native trees and wildlife replaced with concrete, steel and new roads will create added water run-off placing our creek, lake and dam at risk of severe damage costing homeowners thousands in potential new assessments.
Area residents were only notified of the developers request to re-zone the area on January 23rd, wanting approval in less than 35 days. We believe the timing of this request was intentional with the hope that most residents would not notice as this falls during the KC Chiefs playoff run and this hurried process favors the developer and not the actual residents that live in Cedar Creek.
Finally a last concern if this is approved one would believe that this will set a precedent for many more Cedar Creek rezoning requests to follow.
