Carlsbad Residents Say NO To Rezoning Site #8!
The Issue
Carlsbad residents and neighboring communities along Aviara Parkway strongly oppose the city's proposed rezoning and subsequent housing development at "Site 8," which is the current location of the Cottage Row Apartments.
The Site 8 proposal (see p.42) would add 150 housing units, an increase in dense housing on top of the 300+ unit AVIARA APARTMENTS development that is already under construction and is next door to the Cottage Row / Site 8 on the SW corner of Aviara Parkway and Palomar Airport Road. That's 450 additional housing units in an area that was once known for its quiet community of single-family homes snugly wrapped around Poinsettia Park.

The proposed multi-family housing on the Cottage Row / Site 8 will have limited street access and public transportation options, inevitably leading to increased traffic on residential roads, not to mention increased pollution, increased roadside trash, increased safety hazards, and putting immense pressure on our local infrastructure and schools.
The Carlsbad City Council meets on January 30, 2024 to decide whether Site 8 will be rezoned and decide between two competing housing maps. "Map 1" includes Site 8, while "Map 2" excludes Site 8. We support either Map 2, or removing Site 8 from Map 1.
We need to send a strong and unified message to the Council that rezoning and redeveloping Site 8 is the wrong approach to meeting State housing requirements.
Carlsbad's charm lies in its unique blend of tranquility and community spirit - something we stand at risk of losing if these zoning changes go ahead. We must maintain the current zoning laws for Site 8 to preserve our community's character and ensure sustainable development.
