Cap Real Estate Transactions to Combat High Housing Prices in Canada

The Issue

As a first-time home buyer in Canada, like many others, I have been unable to afford a house due to the persistent and alarming increase in property prices. Existing homeowners are making multiple transactions; buying properties, holding them for a short period, then selling for a higher value. This trend has driven housing prices to spiral upwards, putting the dream of homeownership out of reach for many of us.

Real estate agents have been encouraging this practice, promoting property as an investment opportunity, rather than a place to build a home or a community. Not only has this diminished the chances for first-time buyers, but it has also escalated rents, adding more stress onto individuals and families who already struggle with high living costs.

To address this, we propose a limit on real estate transactions - one transaction per person in five years with legit exceptions. This would help to control housing prices and make homes more affordable. Similar regulations have been successful in countries such as Singapore, where property flipping is discouraged through regulatory measures (source: Global Property Guide).
