Call a Special Meeting to Review and Separate the Operating Budget
The Issue
Grand Summit Owners, Attention!
Grand Summit residents are outraged by the shocking HOA fee increase. Timeshare owners, especially, feel blindsided by this hidden cost. The way the HOA snuck this through by calling it an "operational budget" vote and the lack of protections in our outdated bylaws are unacceptable.
The issue lies in the Board of Directors' decision to fold major capital improvement projects (CIP) into the annual operating budget. This practice is misleading and places an unfair financial burden on residential owners.
Here's what we propose:
Transparency in Budgeting: We demand a revised operating budget that separates ongoing operational costs from major capital improvement projects. The previous budget of $523,500 should not be inflated by a 510% increase for CIP projects.
Separate CIP Proposals: HVAC improvements, or any other major capital projects, should be presented as distinct proposals, allowing for proper evaluation and voting.
Modernized Bylaws: Our current bylaws lack sufficient consumer protections for homeowners. We need an update that ensures fair and transparent governance.
Proxy Voting Rights: All homeowners deserve a voice in these critical decisions. We call for guaranteed proxy voting rights for each proposed change.
