For those that live in Delaware Park,

Please excuse the lengthy explanation but I do believe it’s necessary to get accurate info out.
Delaware Park HOA is still under the control of CBH homes. CBH has actually, over the years, had more ownership in the neighborhood then us homeowners. This is why he has kept control of the HOA. In the last few years ownership has swung to the home owners having more ownership then CBH and with that CBH has become less willing to maintain the HOA like they have. In fact, fast forward to a few months ago and I personally called CBH and they stated they were not over the HOA anymore and that Valley Property Management was the executive board over the HOA. However, VPM said that they were not the executive board and it still was CBH.
Neither one wants to take responsibility on the control of the HOA. CBH hones has even said they don’t want responsibility with the HOA anymore either. This does have direct impact on getting things done around the neighborhood (i.e. common area flooding, maintenance of common area, weed control along ditch banks, request from owners for things.). I’ve lived in this neighborhood for 15 years and have seen the turn around time of things getting done become more and more difficult.
As an example we have had flooding issues next to our home for two years in the common area and large weed growth behind our house, which is technically the HOA property and responsibility, running along the Solomon Drain ditch, but it’s been like trying to pull teeth just to get responses from with CBH or VPM to handle this stuff.
To get the HOA turned over into the homeowners hands we need approx 80-90 homeowners to turn out at a board meeting, but with COVID these meetings have been scrapped. That being said if we can get approx 80-90 signatures on a petition form to turn the HOA over to us then we can get CBH homes out from under the executive board and put it in the rightful hands of the owners.
Now, I know people are scared that a group of three or four board members will dictate what our neighborhood can and can’t do. I remind you that the CCRs are a legal document on how the neighborhood is to be ran and any changes to that requires the homeowners to vote on those changes. The HOA board just can’t come out and say no more parking on the street, for example, with out the changes being made to CCRs and then voted and agreed by the home owners themselves on the changes.
So what I am asking are these small things. You must be the homeowner. Sorry, renters in our neighborhood do not count, it has to be the legal owner

1. Can We get at least (80-90) people that are homeowners to sign this petition. 

2. Is anyone interested in filling the President, Vice Pres, and Sec/Treasurer spots on the HOA? There is a post on FB called Delaware Park/Copper Creek. You can contact Scott via messenger or FB if your interested.
