
Unfortunately it is with much sadness, we write again of further delays to this Development Application (DA) to construct a Childcare Centre on Bayview Terrace Clayfield.
The developers are once again delaying the process and have applied a "stop current period" for this DA now extending until the 2nd December, buying themselves more time.
A major concern now is this draws the DA very close to the end of the school term, the second last week of Term 4 2020 actually. If the strategy from the developers is to further delay until school finishes, to only then proceed once schools are closed, this really spells out a strategy.
As many locals and our wonderful community will then be looking forward to celebrating the festive season and taking time away with family and friends.
If it falls this way, a Public Notification period will begin and an advertising sign/s will be erected at the property (46 Bayview Terrace, Clayfield). DA's advertised for comment have a notification period, providing ONLY 15 days to object. This may fall during school holidays.
We will certainly communicate when the dates of the notification period begin and end. It is really important that you lodge your submission only between these dates and most certainly before the closing date. Submissions received after the closing date do not have appeal rights.
During that 15 days we will need your support please, by formally writing your objection submissions. Council needs to understand the reasons behind your submission. For example, if you think the type of development proposed for our Clayfield area is unsuitable, you need to say why it is unsuitable - not simply that you don't like it.
It is important to focus on planning issues such as:
1. Whether the proposed use is consistent with the intent for the area as expressed in Brisbane City Plan 2014 (City Plan)
2. Whether the scale and design of the proposed development is compatible with surrounding residence.
3. How the development addresses the street and interfaces with adjoining properties.
4. Any potential traffic and car parking issues associated with the development.
5. Hours of operation (for commercial activities) and how this impacts the community. The proposed hours are 6:30am to 6:30pm and we will be open 52 weeks of the year.
6. How the development may impact on drainage patterns in the area.
7. How the development fits with any objective of the City Plan to protect and enhance the natural environment.
8. How the development destroys/alters the unique character of this home.
9. The visual impact of commercial signage in the Clayfield residential area.
10. Concerns on waste disposal in and out of the property.
11. Oversupply of Childcare Centres within a 5km radius of this DA.
12. How this development impacts Child Safety.
13. Consider is there a need for any additional Childcare facilities as the existing child care facilities within a 2km radius all have vacancies.
14. Commerical driveway positioning near pedestrian crossing currently used heavily by the Eagle Junction State School community at large.
15. The imacts of additional noise to Clayfield residential area, as Childcare Centres operate all day, every day even during school holidays.
16. How the Robin Dods unique architechtural design will be altered in Bayview Terrace, Clayfield.
17. Consider the history of three Robin Dods character residence in a row in beautiful Clayfield suburb.
It is also important to note, Council cannot consider anonymous submissions. To be a valid submitter to a DA, a submission must be properly made in accordance with the requirements of the Planning Act 2016.
