The Issue
OWNERS' Petition ( THERE IS NO COST ASSOCIATED TO THIS PETITION/ ESTA PETICION NO TIENE COSTO)
· To schedule monthly board meetings allowing the physical attendance of BPPII unit owners and to also provide an option for “Zoom”. The meetings should include, but not limited to:
a. Updating the community on the progress of our 40-year inspection certification.
b. An update on the Association’s current financial position to include the amount we currently have in our reserves earmarked for structural repairs and the cost for any necessary repairs required to pass the 40-year certification as they become available.
· To include Mr. Julio Collier, a Professional Engineer, licensed in the State of Florida and unit owner at BPPII, on the Construction Committee established by the Board of Directors to evaluate and supervise the 40 year Certification process of the C & D buildings at BPPII.
Petition summary and background:
1. At this time, in light of the Surfside building tragedy and the fact the preliminary survey reports recently shared by management with the Community, regarding the condition of the BPPII buildings, showed several structural items graded as “poor” and “fair”, we petition the Board to hold monthly meetings, to include the presence of unit owners (with a “zoom” option as well) to inform on the progress being made and the cost involved to complete the 40-year Certification process that will keep our buildings safe and operational. We also petition to know the amount of funds in our reserves allocated for “Structural Repairs".
2. For the Board to include Mr. Julio Collier's, a licensed Professional Engineer licensed in the State of Florida and a unit owner in BPPII, to the Committee appointed by the Board that is currently evaluating the 40- year Certification process. The Committee, appointed by the Board, does not have a member with Mr. Colliers credentials and active experience and the Board as well as all unit owners will only benefit from having Mr. Collier serve on this Committee.
Action petitioned for:
We, the undersigned, are concerned unit owners of BPPII, who urge our Board of Directors to act now to have monthly Board meetings and to include Mr. Julio Collier in the Committee currently evaluating the 40-year certification process.
