The Issue

The land off Kings Drive and Marjoram Road was previously approved by Great Yarmouth Borough Council for the construction of 29 dwellings.

A section 73 application has now been submitted by the developer to make changes to the site. These changes will now be coming before Gt Yarmouth Borough Council's planning committee for approval.

This is a small piece of land and squeezing in an extra 29 homes is an unwelcome addition.

Between 2013 and 2026 Bradwell has endured 1055 new houses!

What infrastructure have we had to support this? Absolutely nothing substantial! 

Doctors and Dentists cannot cope. James Paget Hospital cannot cope. Where are our new Doctor's and Dental surgeries in Bradwell?

Demand for ECHP's for children with Special Education Needs is off the scale - the education system cannot cope.

There are multiple concerns with the proposals, not withstanding the single access route via Kings Drive, down a small cul-de-sac area which could see 50+ more cars down this quiet residential road.

Kings Drive is of course the only route out also, which will further compact the already overburdened Beccles Road. It is already exceptionally difficult to get out of the Kings Drive estate at peak times due to other housing projects that have overwhelmed Beccles Road in Bradwell, with queues often stretching past Kings Drive, up to Green Lane.

When you add the 77 homes proposed for the land at Meadowland Drive / Ollands Road – Beccles Road is going to be further overwhelmed. Collectively - we could see another 200+ cars trying to get onto Beccles Road from residential estates if these developments are approved. Quite simply, our roads cannot cope - just look at these numbers of houses that have been built since 2013 - 1055 new houses and bungalows - and you can start to understand why our roads are completely overwhelmed.

Aside from the obvious infrastructure we are missing following the overdevelopment of Bradwell, drainage is a massive issue! The Kings Drive site sits within an area identified by the Environment Agency as having medium to high surface‑water flood risk. This type of flooding occurs when intense rainfall overwhelms the ground and local drainage systems.

Its known for pooling after heavy rainfall and slow infiltration due to clay soils.   The proposed development increases impermeable surfaces, meaning more water needs to be captured, stored, and released slowly. Our sewerage systems cannot cope with the colossal increased demand from multiple housing developments across Gt Yarmouth.

The Kings Drive development relies entirely on a single vehicular access point, with no secondary route available for emergency vehicles. National guidance, including the NPPF and Building Regulations Approved Document B, requires developments to provide safe, reliable access for fire appliances and ambulances. Kings Drive is a narrow residential street not originally designed to carry estate‑level traffic, and any obstruction at the entrance would delay emergency response. Although the internal layout has been amended under the Section 73 application, all roads still converge on the same single exit, and the gated “emergency access” shown in the plans does not function as a usable alternative. As a result, the scheme continues to present a single point of failure for emergency access, which remains a matter of serious concern.

This development in unwanted, not needed and should be rejected.
