Developments on Queen Street have conformed to a 6-storey height limit per the Urban Design Guidelines since 2012. If 1631 Queen proceeds as 18-stories, developers will exploit this on future projects throughout the Beach. Developers always use precedents when appealing for more and more height!

Originally, Councillor Bradford had referred to this development as having multiple buildings, one on Queen and a separate building on Eastern Ave.

"The proposal is already for a 6-storeys building on Queen Street East. A taller building is proposed on Eastern Avenue." - Bradford on July 8, 2021.

The residents were not fooled. This is one parcel of land, the application is for one building and the 6-storey height limit applies to the entire  property from Queen all the way to Eastern.

Now, in the latest "fact sheet" from CreateTO, they've changed the narrative. They are calling this development one single building.

"While the proposal for this site is for one building, the taller portions of the building will be pushed away from Queen Street," - CreateTO

And their next trick? After submitting the development application under 1631 Queen, they've announced that they are changing the address from Queen St. to Eastern Ave!

The Urban Design Guidelines are clear, the 6-storey height limit applies to the entire property!

Making the front 1/3rd of the building 6-stories then stating that “the proposal meets the Urban Design Guidelines” is a game played by developers and their enablers. Do they think residents are so naïve that that changing the address makes any difference?

You can say YES to affordable housing, but NO to Skyscrapers in the Beach! Thank you for signing our petition!
